I’ve really been thinking hard about the market lately. Reading a lot of articles, watching what people are doing, experimenting and what not.
Through my observations, I’ve noticed there are a ton of headlines in the meania (media) like "Multi Million-Dollar Price Cuts" and "America’s Most Foreclosure Ridden Towns." Sometimes I just can’t believe the market hasn’t leveled out yet. All I know is that if there ever was a time to carpe diem, that time is right now.
So if you can’t decide if now is the right time for you to Invest or become a Real Estate Investor, let me assure you, the game is on. It’s time to leave the weak and unpredictably failing stock market behind you. Take it from me, making 3% in a money market account or letting your money ride in the unpredictable stock market isn’t worth your hard earned money’s time or attention.
There were way too many people who made a disgustingly ridiculous amount of dough in 2003-2006. Disgustingly ridiculous! (cough : Preston : cough) But that time has passed and the market has flipped, turned upside down and revealed its’ soft pink underbelly. And I’ve taken it upon myself to give it a little tickle. I can tell you’re already tempted to join me. Well then let me open your eyes…
The call comes in from a seller who was behind on taxes. He had received our "I’ll Buy Your House Before You Lose It" letter. She needed to get out because she was moving to Arizona.
During the initial call I told her that everything was going to be fine and that I would take care of everything for her. She wanted 45K and had no mortgage on the property. I told her because of the time constraints, that in order for us to move that quickly she would have to come down on the price. Using the ninja techniques that we teach I was able to get her down to 28K. [Freedom$oft users will have all my secrets by the way]. So now I go to the house to get the contract and build more rapport and see what we were working with.

My assessment was that I could easily assign the contract and be done with it quick. But I decided to bring in a private investor to purchase the property for me and resell it for a higher profit. I went with the investor because I wanted to give him a no-brainer deal to start with and show him that I knew what I was doing. I had recently met him, and first impressions are everything.
Closing on the property, as opposed to assigning the contract, also gives me more time to market it, which allows me to charge higher prices because I am not pressed for time. Assignments restrict you to finding a buyer and closing within 10-30 days (30 if you have our ninja contracts).
Anyways … He gave me the money for the house, and I resold it a couple of weeks later for around 50k. This was a profit of 22k in 2 weeks.

Like I said, I could have wholesaled the property faster and made 12k, but, since I gave my investor a lay up, he is now calling me to buy more deals. I have money at my finger tips. This is key for wholesaling houses on a BIG level.
You need to talk to everyone about what you do, and I promise you will be able to find people to help. Rich people love to lend their money. Especially when it is collateralized
by houses at 30-50 cents on the dollar. Seek and ye shall find.
<<<Warning!>>> If you are a new investor, DO NOT use a private investor. Just wholesale/assign the houses until you have at least 5-10 deals under your belt and know what the heck you’re doing. Then you can go after the bigger money. You must walk before you run.
